NOTICE: INVITATION TO BID
SCOPE OF WORK:
Work with the YMCA (Client), YMCA selected Architect, and Ramel Company, LLC (Ramel) (Client’s Project Manager) to provide preconstruction and construction management services. These services would include the following:
Preconstruction Services (includes but not limited to):
1. Budget Estimates (Delivered set, 100% design development, 50% construction documents, permit set (IGMP), and 100% construction documents (for construction set)
2. Project Scheduled – Preconstruction schedule and construction schedule (matching above estimates schedule)
3. Constructability Reviews
4. Value-Engineering
5. Possible Release of Early Procurement Packages
6. Cost Saving Ideas
Construction Services (included but not limited to):
1. Complete management of all construction activities necessary to complete the facility and provide occupancy to the YMCA and the community in which the facility will serve
2. Coordinate and work with franchise utilities to connect the facility to the services
3. Provide twice-a-month budget updates to project team
4. Provide twice-a-month schedule updated to project team
5. Manage and update weekly Proposed Change Order Log
6. Manage the submittal process, working with project team to determine long-lead items and items that need longer project team reviews
Budget - Total (Project Soft and Hard Costs) Project Budget is $12 Million

Responses to this RFQ are due to the noted email or physical address no later than 2:00 PM CST on November 12, 2024. No responses will be accepted after that time and any responses received after that time will remain unopened.
